EV charger installation for landlords

Adding EV charging to a rental property — what to consider, and what support is available.

More tenants are asking landlords about EV charging before they'll consider a property, particularly where off-street parking already exists. Installing a charger can be a straightforward way to future-proof a rental property, but it raises a few questions that don't apply to owner-occupied homes — who's responsible for the unit, how it's billed, and what happens if a tenant leaves.

If your tenant rents privately and wants to fund the installation themselves, they may be able to apply for the EV Chargepoint Grant for renters and flat owners, but only with your consent as landlord — our grants guide explains the current eligibility rules in more detail. Alternatively, landlords installing a charger themselves as a fixture of the property can look at it as a capital improvement, similar to any other fitted appliance.

Flats and properties with shared or unallocated parking add another layer of complexity, since freeholder permission and parking rights come into play — our guide on charging at a flat covers this from a leaseholder's perspective, which is useful background if you manage that type of property.

Tenant grant eligibility

Tenants may be able to apply for a grant themselves, but need landlord consent to do so.

Who owns the unit

Worth agreeing upfront whether the charger stays with the property or belongs to the tenant if they leave.

Shared parking

Flats and HMOs with shared or unallocated parking need freeholder or management company sign-off.

Future-proofing

A fitted charger can make a rental property more attractive to EV-driving tenants.

Common questions

Can my tenant apply for a grant themselves?

Yes, potentially — the EV Chargepoint Grant for renters and flat owners is available to tenants with a dedicated parking space, subject to landlord consent.

Who is responsible for maintaining the charger?

This is usually agreed between landlord and tenant — worth setting out clearly, similar to any other fixture.

Can I install a charger at a property with shared parking?

It's more complex and depends on freeholder permission and parking arrangements — see our guide on charging at a flat.
